Loan programs
Pick the door, not the sales pitch
The right program can change your payment more than the rate does. Here's each one, honestly — who it's for, who it isn't, and what to ask Tanner.
Conventional Loans
The workhorse of home financing — flexible terms, competitive costs, and down payments as low as 3% for first-time buyers.
- Buyers with solid credit (roughly 620+, with better pricing as scores rise)
- First-time buyers using 3% down programs like HomeReady or Home Possible
FHA Loans
The first-time buyer favorite — 3.5% down, friendlier credit requirements, and forgiving guidelines for real-life finances.
- Buyers with credit scores in the 580–680 range
- First-time buyers with 3.5% saved (which can be gifted by family)
VA Loans
For those who served — $0 down, no monthly mortgage insurance, and some of the strongest terms in all of lending.
- Veterans and active-duty service members with VA entitlement
- Eligible surviving spouses
USDA Loans
$0 down for homes in eligible smaller communities — many Kansas City exurbs qualify, and most buyers have no idea.
- Buyers looking at smaller communities and exurban areas
- Households within USDA income limits for their county
Jumbo Loans
Financing above conforming loan limits for higher-priced homes — with the same guidance and straight answers.
- Buyers purchasing above conforming loan limits
- Move-up buyers in higher-priced Kansas City neighborhoods (Leawood, Mission Hills, Parkville)
Down Payment Assistance
Kansas and Missouri both have real down payment help — state programs that can put thousands toward your down payment and closing costs for qualified buyers.
- Buyers with steady income but limited savings
- Households within the program income limits for their county
Refinancing
Lower the payment, drop mortgage insurance, tap equity, or shorten the term — when the math works, Tanner will show you. When it doesn’t, he’ll tell you.
- Homeowners whose rate is meaningfully above today’s market
- FHA borrowers with 20%+ equity who can drop mortgage insurance
Still not sure?
Most buyers qualify for more than one. Tanner runs them side by side and shows you the actual payment difference on your actual house.
