Here's the whole thing from first text to keys — what happens, roughly when, and which member of the Garver Group is on it.
01 The conversation
Goals, timeline, budget, worries. No documents, no credit pull, no pressure. Fifteen minutes by text or phone.
02 Pre-approval
You upload documents to Fairway's secure portal. Credit pulled once. Numbers underwritten, not guessed. A real letter, updated any time your offer needs it.
03 House hunting
Tanner runs the payment on any house you're serious about — Kansas or Missouri side — so you're never surprised by taxes or HOA dues.
04 The offer
A refreshed letter matched to the offer price, and, when it helps, a call to the listing agent so they know this financing is solid.
05 Processing & appraisal
Cam orders the appraisal, collects anything underwriting needs, and tells you exactly what's outstanding — a short list, never a scavenger hunt.
06 Underwriting
A Fairway underwriter reviews the full file. Conditions come back; Cam clears them with you one by one. Milestone texts along the way.
07 Clear to close
Your Closing Disclosure arrives at least three business days before closing. Tanner walks the final numbers with you line by line.
08 Closing day
Signatures at the title company, keys in hand. The boring part — on purpose. And a little something from the team shows up afterward.
Milestone communication
You will never have to ask "any update?"
Every phase change triggers a text from the team — to you and to your agent. Appraisal ordered, appraisal in, conditions cleared, clear to close. The most common line in Tanner's reviews is some version of "always knew what was happening." That's the system, not luck.
